A nexus of affordability and comfort for renters

Bashundhara R/A became a city within a city, and today, it is one of the most valuable areas to live in, especially for rent

For most of its modern history, Dhaka has been a mess. There’s no other way to put it. “Spontaneous” development and urbanization have almost made Dhaka a broken city. Ineffective urbanization policies, haphazard infrastructure and development, and a lack of proper housing or residential planning have led the city almost succumbing to the whims of dissonance and disorder. The extent of city planning deserving of a capital city is hardly present. And even the best efforts of Rajuk and their Detailed Area Plan (DAP) are failing to provide a solution. 

While it is true that Dhaka still hasn’t reached the level of harmony that befits a megacity, it is a far cry from what it once was. And during the tail end of those darkened days, Bashundhara Residential Area emerged as a shining example of what proper urban planning could achieve. Bashundhara R/A became a city within a city, and today, it is one of the most valuable areas to live in, especially for rent. The area has become a haven for tenants who want to live in a serene, yet, modern environment and enjoy the luxuries of a megacity.

A humble start

Back in 1988, when the initiative to create a private residential area was taken, the land was nothing more than a low-lying marshland. The city itself was still in the process of developing, and Gulshan was still a suburban area for mostly the middle class. There were not any proper road leading to where Bashundhara R/A now sits. But the initiative was taken by a major player in the business world, who saw the necessity and the potential of a private, well-organized residential area. So for most of its time, Bashundhara R/A flew under the radar – until it did not!

The first major step toward developing the entirety of Badda and Bashundhara R/A were taken with the opening of the then Dacca International Airport, which signaled the development of several roads. Another major infrastructural development took place when the DAP 1995-2015 outlined the construction of a major road, now known as Pragati Sarani, which would connect the zone to Rampura. This infrastructural development, along with the low-cost of land, had attracted a lot of investors. Bashundhara R/A officially began its journey in 2004. And by 2005, the project had sold more than 10,000 residential plots. And as we can see today, this has had a tremendous effect on the overall development of the area.

An amalgam of niceties

Whether to rent or to buy, everyone desires a place that is beautiful, comfortable and convenient. Their “dream” home tends to be the one that will deliver all the luxuries they could want. For most people, that’s what they can find in Bashundhara Residential Area. The area is extremely suited for people with varying needs. If you are looking for a home that has a swimming pool, a marvelous terrace and an extensive security system, there are numerous properties here that are available all year round. Or, if you are looking for a more humble place to live in, there is no lack of that either.

The area has several schools, colleges and universities to help parents out. There’s also the Apollo Hospital to help people get immediate medical treatment, if and whenever necessary. As for connectivity, the preceding decades have seen a number of major roads being developed that have helped connect Bashundhara Residential Area to the rest of the city as well as to future urban areas of Dhaka, like Purbachal New Town. All of these features and facilities tend to be on the checklist when looking to rent a home – and for sure, Bashundhara R/A checks all of them.

A renter’s paradise

Along with area facilities, one of the primary concerns when looking to rent a property is, of course, the rent. Bashundhara R/A, as we mentioned, has the capability to cater to a wide variety of renters. Whether someone is looking for a budget-friendly home, a duplex or a property resembling a villa, there’s a very good chance that they will find a home to their liking, and the rent is not out of reach either.

The rent of apartments on the anterior blocks of the area tends to be a bit higher than the posterior blocks, i.e. Blocks E onwards. As per Bproperty’s database, the current average rent of apartments in Block A to D is about Tk21 per square feet with Block B being Tk22 per square feet. On the other hand, the average square feet rent of apartments in the other blocks is only about Tk18 per square feet. So putting that into perspective, a 1,500 square feet apartment in Block C may cost about Tk31,500 per month, while a same-sized property with similar features in the posterior blocks may cost about Tk25,500 per month. So as you can see, there is enough differentiation in rent to interest people of all income levels.

Bashundhara R/A has evolved into a premier residential zone in just a decade. It offers a serene and safe environment that can hardly be matched by any other place. And due to the area’s versatility in terms of rent, as spectacularly organized and maintained as it is, Bashundhara has become a standard-bearer of how a residential zone is supposed to be.
