Making homes more ‘sellable’

The way to sell your property or flat is not shrouded in mystery; in all fairness, the path is quite straight forward. A seller puts their property on the market, and from there, one or two interested buyers visit the place, judge its feasibility against their needs and decide whether the purchase meets every requirement before making the purchase. That is it! 

However, the reality is a bit different. Uttering a wrong phrase to those interested or making the apartment for sale seem anything less than spectacular can turn away potential buyers. That is why we often see many fine apartments on the market for far longer than it is expected to remain “For Sale.” On the other hand, even moderately appealing apartments can be sold quickly due to the “feel” it gives.

And that is the trick to selling a property – look and feel. If you lay down some groundwork, uncover the inert characteristics of your apartment and inform those interested in the property what it is all about – the apartment will catch more buyers’ attention and be sold in no time.

Take walls, for example. How many sellers actually repaint their properties before listing them in the market? While it is true that painting a new apartment is much easier than an old or secondary property, the importance of a new coat of paint does not wane. After all, one of the first things a potential buyer notices is the wall. A new coat of paint breathes life into even the most decrepit apartment and gives it a refreshed feel. And if that colour takes the fancy of the potential buyer, that adds even more to the incentive to purchase.

Similar to paint, another often overlooked factor when it comes to selling apartments are the repairs. Admittedly, this is more relevant to old apartments than new, but minor things might still need tweaks. For apartment sellers who have been living in the property for quite a while, it is easy to miss one or two minor issues such as a broken tap, a malfunctioning bulb or a creaking sound from the doors. But to the buyers, those same issues can be attributed to a plumbing problem, unsafe wiring and accumulation of excessive moisture or a susceptibility to pest infestation – any of which can easily deter a prospective buyer’s interest.

Cleaning and de-cluttering can also make a property more “sellable.” Think of it this way: the greatest tool a salesperson has at their disposal is the “razzmatazz,” meaning presentation and showmanship. For properties – chiefly, flats – that “pizazz’” or showmanship comes out when the property is shown adequately and neatly. For that, there is no alternative to a good, hard scrub to remove all the unnecessary items from the place – the latter of which can sometimes be tricky. Just as a cluttered apartment seems congested and cramped, an empty apartment seems smaller than it really is. 

Sellers need to find the right balance between furniture and breathing space to show off all the good features of the place. As for cleaning, focus on fittings – that is where dirt and grime accumulate the most.

Even if you have the best real estate agents employed, the best of apartments can remain unsold only because they are not properly “prepared.” Presentation is important, showcasing is important; when it comes to marketing a property or apartment, knowing and taking the rights steps will lead to a satisfying sale.
